I explain Oregon agency relationships, discuss market conditions, and take time to understand what you need. I explain pre approval, help you establish a price range, review the pros and cons of each home, and walk you through contracts, disclosures and closing costs.

I prepare a market analysis on any home you love, build an offer strategy, and prepare and present your offer and any counters. I negotiate contract terms, review seller disclosures with you, and negotiate repairs when the inspection surfaces issues.

I coordinate inspections, work with the appraisal, follow up with your lender, and track contingencies and repairs. I manage the closing details, the final walk through, attend your signing, and hand you the keys.

Oregon requires every agent to give you the Initial Agency Disclosure Pamphlet when we first meet. It explains the difference between a buyer's agent, a seller's agent and a disclosed limited agent, and I will walk you through it.

Before we tour homes together, buyers sign a written agreement with their agent. Compensation is discussed up front and is negotiable as part of that agreement. I want you to understand every part of it before you sign.

The Inspection

What a Home Inspection Covers

A professional home inspection is your chance to look under the hood. These are the areas a standard inspection typically covers. I am there with you, and I help you read the report.

Fireplaces

For older homes, ask about lead based paint and asbestos testing. For homes built before 1978, federal law requires the seller to disclose any known lead based paint. Inspection costs vary by inspector, and I am happy to help schedule and explain the reports.
