What comes off the top

Your net proceeds are the sale price minus everything you pay to sell: the remaining mortgage, commission, concessions to the buyer, repairs, title and escrow, and any transfer tax. The estimator shows each line so you can see where the money goes.

The Washington County transfer tax

Washington County assesses a real property transfer tax of $1.00 per $1,000 of sale price. Check the box and the estimator adds it automatically. If your home is in Multnomah County, leave it unchecked.
